Mansard addition, non-conforming sign (to be proposed through a variance
application); C-2 (General Business) District.
The application was withdrawn from the agenda. The item has been rescheduled for February
16, 1994.

DRB 2932 JOHN THOEL (LANDSCAPE EXPRESSIONS)
142 S. PARKER ST.
Landscape and irrigation plan: 2-unit residential development; R-3 (Multiple Family
Residential) /Residential Combining and Old Towne Districts.
The applicant was represented by Mr. Terry Newland. The board proscribed some
modifications to landscape and irrigation plans that will make this proposal consistent with the
City's minimal landscaping guidelines.
Motion: to approve a revised proposal that will include the following:
A) Two trees shall be added in the corners of the rear yard; minimum size: 15
gallon, each.
B) An automatic (metered) irrigation system shall be provided for the existing front
and side yards.
C) A turf strip shall be provided within a split driveway; minimum width: 32".
A revised landscape and irrigation plan shall be prepared, and submitted for
review and approval by staff.

Staff Recommendations and Requirements
Landscaping around existing residence consists of Common Bermudagrass with no
irrigation system.
• Seeded areas at rear of building and existing planting around residence should be
planted with sod.

S.W.C. JAMBOREE RD. & CHAPMAN AVE.
Building elevations, landscape and irrigation plans for adrive-through restaurant
situated on a pad in a commercial parking facility that was approved through C.U.P.; P-
C (Planned Community) District.
Mofion: to approve the building elevations, landscape and irrigation plans subject to the
addition of a landscaped planter at the throat of the drive-through aisle. Staff
will review the modified landscape and irrigation plans.
