On March 22, 1995, the D.R.B. gave tentative project approval pending final approval of the
glass for the transom. The board approved the applicants' glass sample (Downey Glass - 3/16"

2) DRB 2987 - ST. JOSEPH'S HOSPITAL, 1100 W. STEWART DR.
Landscaping and irrigation plans related to emergency room addition for hospital;
P-I (Public Institution) District.
Staff (Howard Morris) raised concerns regarding the use of ground covers along La Veta
Avenue. Most of the other projects in the area are provided with grass instead. Also questioned
is what will happen to the palm trees along La Veta when the street is widened?
The applicant responded that the palm trees will be relocated upon street widening.
Beaus Shigetomi asked when will the street widening take place?
Staff (Howard Morns) responded that the street widening will take place in 2-5 years.
Beau Shigetomi stated that he didn't see a problem with the use of ground cover since it will be all
taken out when the street is widened.
MOTION by Steven Prothero, to approve the project subject to the conditions that the final
landscaping and irrigation plans be reviewed in plan check by staff (Howard Morris).

SHEET L-3 TREE AND GROUND COVER PLAN
• Add/change plant material, if required by DRB.
• Staff recommends the following conditions:
a. Since landscaping is only temporary and will be demolished along La Veta Avenue
because of future street widening, the applicant should submit a revised landscape
plan for new landscaping to the Board for approval.
b. Many of the surrounding buildings along La Veta Avenue have turf planted adjacent
to the street. The use of ground cover by the applicant does not blend with the
streetscape. Staff recommends the amount of ground cover along La Veta Avenue
be reduced and turf added. Also, large palm trees should be planted outside the
limits of the street widening construction improvements.

Provide Turf Block Detail on plan for approval by the Fire Department and Public
Works.
• Submit a precision landscape grading plan certified by a Civil Engineer.
• Landscape plans will require plan check and approval by Building, Fire, Traffic, Public

Porch addition, other modifications to the facade of a single family residence; R-2-
6 (Residential Duplex) District, Old Towne District.
The board finds the project to be consistent with the Old Towne Design Standards. The board
also commended the applicants and architect for a job well done.
MOTION by Erika Wolfe, to approve the plans subject to the condition that staff (Dan Ryan)
review colors to be used.
