A motion was made by Rick Cavecche to approve the January 6, 1999 minutes with the following
revisions:

single family residential development
• "Serrano Heights" Planned Community
• Recommendation to Planning Commission
The project was presented by David Hutchins with Kaufman and Broad Coastal, Inc. This is a
review of the architectural elevation plans for an approved 76 unit single family residential
development as part of the Serrano Heights Planned Community. The perimeter landscape plans
will be submitted separately at a later date by SunCal Communities. This project is scheduled
for March 15, 1999 Planning Commission hearing.
The DRB raised concerns with the following:
• Suggest increasing the roof overhangs to add character and diversity to the building designs.
• Suggest varying the roof pitch with "side-to-side" versus "front-to-back".
• Building elevations that contains high volume ceiling interiors with upper and lower level
aligned windows; suggest shortening the upper windows and making the lower windows
taller for improved proportions.
• Muted color palette lacks contrast and appears monolithic. It has that boring seventies look
with the brown on brown color combination. Suggest varying the colors slightly to add
interest.
• Landscape plans to include cross section drawings to illustrate slope areas that may need
special attention for screening.
• The building elevations that face the slope areas must comply with fuel modification
requirements. Provide full detail of how this is to be addressed?
