RES-9452 Lot Line Adjustment Approval No. LL-2001-04RESOLUTION NO. 9452 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ORANGE APPROVING LOT LINE ADJUSTMENT LL 2001- 4 ADJUSTING LOT LINES OF CERTAIN REAL PROPERTY SITUATED AT 450 SOUTH BATAVIA STREET IN THE CITY OF ORANGE, COUNTY OF ORANGE, STATE OF CALIFORNIA.OWNER: ST. JOSEPH COLLEGE OF ORANGE,A CORPORATION WHEREAS, Section 66412 (d) of the Subdivision Map Act makes provisions for the Council to approve lot line adjustments by resolution where the land taken from one parcel is added to an adjacent parcel and where a greater number of parcels than originally existed is not thereby created: and WHEREAS, the City Council has enacted Orange Municipal Code Sections16.32.010 et seq., which provide the procedure to be followed for the approval of said lot line adjustment; and WHEREAS, the Subdivision Section of the Public Works Department and the Staff Review Cc,mmittee have reviewed and recommended approval of Lot Line Adjustment No. LL 2001-4 and have made a finding that the real property situated at 450 South Batavia Street in the City of Orange, described as Parcels 1 and 2 in Exhibits A and B, copies of which exhibits are on file in both the offices of the City Clerk and the Public Works Director/City Engineer of the City of Orange, complies with the provisions of the California Subdivision Map Act and all applicable City of Orange ordinances and regulations, including the requirements for building sites; and WHEREAS, the Subdivision Section of the Public Works Department and the Staff Review Committee have made the following findings:1. That the proposal is eligible for processing as a lot line adjustment pursuant to Section 66412 of the Subdivision Map Act;L. That the requirements of the California Environmental Quality Act have been met;3. That the proposal is consistent with the General Plan; and 4. That the resultant parcels will meet the requirements ofthe Zoning Code.NOW, THEREFORE, BE IT RESOLVED that the City Council hereby concurs in the above findings; and Page 8 BE IT FURTHER RESOLVED that the proposed Lot Line Adjustment No. LL 2001- 4 as shown on Exhibits A and B be approved, and a prior or concurrent recordation of a deed establishing title in conformity with said parcel be executed; and BE IT FURTHER RESOLVED that this recordation, including Exhibits A and B,shall be recorded in the Office ofthe Orange County recorder.ADOPTED this 22"d day of May, 2001.
