MINOR SITE PLAN REVIEW NO. 0998-19, 7-ELEVEN STORE
PROPERTY 2620 W. CHAPMAN AVENUE
LOCATION:
REQUEST: The applicant proposes to demolish an existing drive-through restaurant and construct a
new 4,319-square foot convenience store with fuel service and associated site
improvements.
ENVIRONMENTAL The proposed project is categorically exempt from the provisions of the California
Environmental Quality Act (CEQA) per State CEQA Guidelines Section 15332 (Class 32)
because it consists of a project that can be characterized as in -fill development meeting
the following criteria: (1) the project is consistent with the General Plan designation and
all applicable General Plan policies as well as with applicable Zoning designation and
regulations, (2) the proposed development occurs within City limits on a project site of no
more than five acres substantially surrounded by urban uses, (3) the project site has no
value as habitat for endangered, rare or threatened species, (4) approval of the project
would not result in any significant effects relating to traffic, noise, air quality or water
quality, and (5) the site can be adequately served by all required utilities and public
services. There is no environmental public review required for a Categorical Exemption.
