LL-2014-04 TO CONFIGURE THREE NEW LOTS BY ADJUSTING THREE PROPERTIES LOCATED AT 1148 N. LEMON STREET, IN THE CITY OF ORANGE, COUNTY OF ORANGE, STATE OF CALIFORNIA. WHEREAS, Section 66412 (d) of the Subdivision Map Act makes provisions for the Council to approve lot line adjustments by resolution where the land taken from one parcel is added to an adjacent parcel and where a greater number of parcels than originally existed is not thereby created; and WHEREAS,the City Council has enacted Orange Municipal Code Sections 16.32.010 et seq.,which provide the procedure to be followed for the approval of said lot line adjustment; and WHEREAS,the Subdivision Section of the Department of Public Works and the Staff Review Committee have reviewed and recommended approval of Lot Line Adjustment No. LL 2014-04, attached hereto, and have made a finding that Parcels A,the real property located at 1148 N. Lemon Street, and parcels B and C, the real properties situated adjacent to the railroad, behind Parcel A, in the City of Orange, described in Exhibit "A" of Lot Line Adjustment No. LL 2014-04 and graphically depicted on the map in Exhibit "B" of Lot Line Adjustment No. LL 2014-04 complies with the provisions of the California Subdivision Map Act and all applicable City of Orange ordinances and regulations, including the requirements for building sites; and WHEREAS,the Subdivision Section of the Department of Public Works and the Staff Review Committee have also examined the Site Map attached as Exhibit "C" of Lot Line Adjustment LL 2014-04 for the conformance to the City general plan, specific plan, zoning ordinance, and building ordinance.
