11162016-225 CITY OF ORANGE ZONING ADMINISTRATOR MINUTES – DRAFT November 16, 2016 Staff in Attendance: Pete Goodrich, Zoning Administrator Chad Ortlieb, Senior Planner Corinna Rivas, Recording Secretary Public Hearing: 3:00 p.m. Pete Goodrich, Zoning Administrator, called the Public Hearing to order, Wednesday, November 16, 2016 at 3:10 NEW ITEMS: 1. CONDITIONAL USE PERMIT NO. 2911-13 – GARCIA ACCESSORY STRUCTURES  The proposal is to construct a new 1,253 square foot game room and a new 1,585 square foot gym in detached buildings, each with plumbing.  487 N. Equestrian Drive  Senior Planner: Chad Ortlieb, 714-744-7237, cortlieb@cityofornage.org ______________________________________________________________________________ Pete Goodrich, Zoning Administrator (ZA), Advised he reviewed plans and staff report for Conditional Use Permit 2911-13 – GARCIA ACCESSORY The ZA reviewed the deed restriction with Raymond Garcia, owner of the property on 487 N. Equestrian Drive. The ZA explained that a deed restriction clarifies that the accessory units are not to be used as rental or habitable units. The ZA opened the Public Hearing. Raymond Garcia, owner of the property on 487 N. Equestrian Drive stated he was looking forward to get the project started. He initially wanted to build an RV garage in front of the property but that would take up more time because of the slope and soil reports that would be required. So he decided to build the two accessory units on the property. The ZA closed the Public Hearing. The ZA stated that he reviewed the conditions on the staff report. Chad Ortlieb, Senior Planner, Advised that there are a total of 36 conditions and the deed restriction is listed as number 13. Chad Ortlieb, Senior Planner, presented a project overview consistent with the Zoning Administrator Staff Report and recommended ZA letter with conditions. During review of the conditions it was recommended that condition number 34 be removed due to it not applying to this project. The ZA rendered a decision and approved CUP 2911-13, GARCIA ACCESSORY STRUCTURES with conditions number five being corrected and number 34 removed.
