Marywood- Orange, L.P. is requesting that the City Council approve the recordation of Final Tract
Map No. 17816. On October 13, 2015, the City Council approved Tentative Tract Map 17816.
The Final Tract Map substantially conforms to the approved Tentative Tract Map. All fees have
been paid and bonds posted to guarantee improvements.
3. RECOMMENDED ACTION
Approve Final Tract Map No. 17816 and accept all dedications.

6. GENERAL PLAN IMPLEMENTATION
Land Use Element Goal 1.0: Meet the present and future needs of all residential and business
sectors with a diverse and balances mix of land uses.
Policy 1.4: Ensure that new development reflects existing design standards, qualities, and features
that are in context with nearby development.
7. DISCUSSION and BACKGROUND
The New Home Company, D.B.A., Marywood -Orange L.P., is proposing to construct 40 new
detached single family homes on a 16 acre land previously occupied by Roman Catholic Diocese
of Orange at 2811 E. Villareal Drive. The new development is named Marywood Hills. The City
Council approved Resolution No. 10890 on October 13, 2015 for this development, which
included the approval of Tentative Tract Map No. 0035 -14.
This development borders on both the east and west sides of City of Orange water reservoir
properties, separated by slopes. The New Home Company proposed to swap land within the two
sloped areas to provide a better land configuration for the development. The City Council
approved Resolution No. 10910 on December 8, 2015 approving the land exchange. The City
recorded a Quitclaim Deed on March 14, 2017 in the County of Orange Recorder's Office,
Instrument Number 2017000114040, where some portions of the slope areas are deeded to
Marywood -Orange L.P. In return, Lot "L" is deeded to City of Orange in fee on this Final Map
for water pump station purposes.
An existing City of Orange sewer main traversing through Diocese of Orange land is realigned by
the new development. The easement for the new sewer main is also dedicated to the City of Orange
on this tract map.
Final Tract Map No. 17816 substantially conforms to the approved Tentative Tract Map. All
required fees have been paid, and bond has been posted to guarantee construction of
improvements.
