Policy 1.4: Ensure that new development reflects existing design standards, qualities, and features that are in context with nearby development. 7. DISCUSSION and BACKGROUND The Olson Company plans to develop a 37 unit condominium complex on a vacant 4.02 acre triangular- shaped parcel located on the south side of Washington Avenue near Hamlin Street. The development is also known as the Orchard Walk Condos. The City Council approved Resolution No. 10950 on July 12, 2016 for this development, which included the approval of Tentative Tract Map No. 0037 -15. This tract map for condominium use contains one parcel with a private street easement dedicated for emergency and utility vehicle access purposes. A small public right -of -way dedication is located at the end of the Washington Avenue to complete the full circular configuration of the cul -de -sac. Final Tract Map No. 17645 conforms to the approved Tentative Tract Map. All required fees have been paid and a bond has been posted to guarantee construction of improvements. 8.
