1. SUBJECT
Resolution No. 10773 — A Resolution of the City Council of the City of Orange approving Lot
Line Adjustment No. LL 2013 -02 to combine two real properties situated at 206 W. Almond
Avenue.
2. SUMMARY
Second Blessing, LLC has requested approval of Lot Line Adjustment No. LL 2013 -02 to merge
the two properties located at the address above. The two properties are listed on Assessor's
Parcel Map as APN 390 - 653 -20 and 390 - 653 -21.
3. RECOMMENDED ACTION
Approve Resolution No. 10773.

Policy 1.6: Minimize effects of new development on the privacy and character of surrounding
neighborhoods.
7. DISCUSSION and BACKGROUND
The State Subdivision Map Act permits a lot line adjustment between four or fewer adjoining
parcels, where land taken from one parcel is added to an adjoining parcel, and where a greater
number of parcels than originally existed is not thereby created. The lot line adjustment must be
approved by the local agency.
Second Blessing, LLC has requested the Lot Line Adjustment No. 2013 -02 to combine two
properties into one parcel in order to proceed with a building renovation project separately
reviewed under Design Review Committee No. DRC 4687- 13 Santa Fe Depot SP No. 737.
The proposed lot line adjustment is graphically depicted on Exhibit "B" in the attached
Resolution 10773.
All of the Subdivision Map Act requirements for this lot line adjustment have been satisfied. All
zoning and planning requirements are also met.

RESOLUTION NO. 10773
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ORANGE APPROVING LOT LINE ADJUSTMENT NO.
LL 2013 -02 ADJUSTING THE LOT LINE BETWEEN TWO
LOTS OF CERTAIN REAL PROPERTIES SITUATED AT
206 W. ALMOND AVENUE, IN THE CITY OF ORANGE,
COUNTY OF ORANGE, STATE OF CALIFORNIA.
WHEREAS, Section 66412 (d) of the Subdivision Map Act makes provisions for
the Council to approve lot line adjustments by resolution where the land taken from one
parcel is added to an adjacent parcel and where a greater number of parcels than originally
existed is not thereby created; and
WHEREAS, the City Council has enacted Orange Municipal Code Sections
16.32.010 et seq., which provide the procedure to be followed for the approval of said lot
line adjustment; and
WHEREAS, the Subdivision Section of the Department of Public Works and the
Staff Review Committee have reviewed and recommended approval of Lot Line
Adjustment No. LL 2013 -02, attached hereto, and have made a finding that the real
properties situated at 206 W. Almond Avenue, in the City of Orange, described as a
portion of Lot 1 and 2 of Block "B" of Beach's Addition Tract in Exhibit "A" in the
attached Lot Line Adjustment No. LL 2013 -02 and graphically depicted on the map as
Exhibit "B" also in the attached Lot Line Adjustment No. LL 2013 -02, complies with the
provisions of the California Subdivision Map Act and all applicable City of Orange
ordinances and regulations, including the requirements for building sites; and
WHEREAS, the Subdivision Section of the Public Works Department and the
Staff Review Committee have made the following findings:
1. That the proposal is eligible for processing as a lot line
adjustment pursuant to Section 66412 of the Subdivision Map
Act;
2. That the requirements of the California Environmental Quality
Act have been met;
3. That the proposal is consistent with the General Plan; and
4. That the resultant parcels will meet the requirements of the
Zoning Code.
NOW, THEREFORE, BE IT RESOLVED that the City Council hereby concurs
in the above findings; and
