(or as soon thereafter as the matter may be heard) SUBJECT: DESIGN REVIEW NO. 5136-24 – MUHONEN RESIDENCE PROPERTY 323 E RIVER AVENUE LOCATION ORANGE, CA (APN: 390-103-20) REQUEST: A request to allow a new 934 sq ft single family residence with a new 416 sq ft detached one-car garage on a vacant lot in the Old Towne Orange Historic District. ENVIRONMENTAL INFORMATION The proposed project is categorically exempt from the provisions of the California Environmental Quality Act (CEQA) per State CEQA Guidelines Section 15303 (Class 3 – New Construction or Conversion of Small Structures), because it consists of one new 934 sq ft single family residence with a 416 sq ft detached one-car garage on an existing 3,995 sq ft vacant lot.
