DATE: WEDNESDAY, AUGUST 7, 2024 TIME: 5:30 P.M. (or as soon thereafter as the matter may be heard) SUBJECT: DESIGN REVIEW NO. 5090-22 – EARLHAM RESIDENTIAL DUPLEX AND ADU PROPERTY LOCATION: 221 S. EARLHAM STREET (APN: 392-184-10) REQUEST: The applicant proposes to construct a new two-story residential unit with two attached single-car garages at the front of the property and a detached two -story building at the rear of the property consisting of an Accessory Dwelling Unit (ADU) and unenclosed tuck-under parking on the first floor, and a second residential unit on the second floor. ENVIRONMENTAL INFORMATION: The proposed project is categorically exempt from the provisions of the California Environmental Quality Act (CEQA) per State CEQA Guidelines Section 15303 (Class 3 – New Construction or Conversion of Small Structures) because the project consists of construction of a duplex and ADU in an urbanized area, that does not result in more than six dwelling units.
