AN ORDINANCE OF THE CITY COUNCIL OF THE CITY
OF ORANGE AMENDING SECTION 9101 OF THE ORANGE
MUNICIPAL CODE AND APPROVING THE RECLASSIFICATION
OF PROPERTY SITUATED BEGINNING AT A POINT
APPROXIMATELY 1,296 FEET EAST OF THE CENTERLINE
OF OLD CHAPMAN AVENUE, EXTENDING EASTWARD 2 000
FEET. '

RECITALS:
After report thereon by the Planning commission and after
due public hearings as required by law, and after finding the
facts as shown by Resolution No. 4915 adopted by the City Council,
the City Council of the City of Orange has concluded that the
following amendment to Section 9101 of the Orange Municipal Code
should be adopted:
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ORANGE
DOES ORDAIN AS FOLLOWS:
SECTION I:
Section 9101 of the Orange Municipal Code, by which there
is classified as A-I District, that certain real
property in the City of Orange, County of Orange, State of
California,hereinafter described, is amended in order to change the
zoning classification of said property to the R-
1-20 District.Said property is
described as follows:All that certain land situated in the
State of California,County of Orange,
described as
follows:PARCEL 1:That portion of the land allotted to Nieves
Lopez de Peralta,as described in the final Decree of Partition
of the Rancho Santiago de Santa Ana, which was entered
September 12, 1868 in Book liB", Page 410 of Judgments of the
District Court of the 17th Judicial District in and for
Los Angeles County,California,
described as follows:Beginning at the Southwest corner of the
land described in Parcel 1 in Deed to Orange Park Acres #1,
a Joint Venture,recorded September 18 1974 in Book 11245,
Page 231, Official Records of Orange cou~ty, California;
thence along the Southerly line of said Parcell South 890
59' 45" East 1211.17 feet to the Southeast corner of said
Parcel 1, said Southeast corner being in the Easterly line

described in Parcell in Deed to Frank F. Mead, Jr., and
wi~e, re~o:ded August 9, 1941 in Book 1104, Page 302, of
sa~d Off~c~al Record~; thence,along the Easterly, Southerly
and Westerly boundar~es of sa~d last mentioned Parcel 1 the
following courses and distances:
south 000 00' 40" East 1658.04 feet; South 350 44' 15" West
291.76 feet; North 320 52' 15" West 435.44 feet; North 880
28' 45" West 569.12 feet; North 550 58' 46" West 284.65
feet; and North 000 00' 15" East to the point of beginning.
PARCEL 2:
An easement for road and public utility purposes over that
portion of the land allotted to Nieves Lopez de Peralta in
Decree of Partition of the Rancho Santiago de Santa Ana
recorded in Book "B" of Judgments of the 17th Judicial '
District Court of California, County of Orange, State of
California, included within a strip of land 40.00 feet wide,
being 20.00 feet on each side of the following described
center 1 ine:
Beginning at the intersection of the centerlines of County
Park Road, 60.00 feet wide and Lot ilK", 40.00 feet wide, as
shown on a Map of Tract No. 918, recorded in Book 28, Pages
41 thru 43 inclusive, of Miscellaneous Maps, in the office
of the County Recorder of said County; thence South 550 13'
50" East 229.28 feet along the centerline of said Lot "K" to
the beginning of a curve concave Southwesterly, having a
radius of 1500.00 feet; thence Southeasterly 330.96 feet along
said curve thru a central angle of 120 38' 30" to the beginning
of a compound curve concave Southwesterly, having a radius
of 300.00 feet; thence leaving said centerline, Southeasterly
167.85 feet along said curve thru a central angle of 320 00'
00"; thence South 100 35' 20" East 50.00 feet to the beginning
of a curve concave Northeasterly having a radius of 313.04
feet, said point being Station X.
EXCEPT that portion thereof lying within said County Park
Road.
ALSO EXCEPTING therefrom that portion which was conveyed to
the County of Orange by deed recorded in Book 9293, Page
702, Official Records.
EXCEPTING therefrom that portion thereof included within a
strip of land 100.00 feet wide, as described in Parcel
230-141 in that certain Final Order of Condemnation,
recorded September 1, 1971 in Book 9789, Page 249, Official

in Book 1104, Page 302, Official Records of said County;thence
North 590 35' 20" West 75.00 feet along said Northeasterly line
to an angle point therein; thence North 53" 35' 20.West
379.63 feet; thence North 560 59' 48" West 286.46 feet to
the beginning of a curve, concave Southerly, having a radius
of 130.00 feet; thence Westerly along said curve thru a
central angle of 490 DO' 00".EXCEPT
that portion thereof included within Parcell, of Deed
recorded September 18, 1974 in Book 11245, Page 231,Official
Records, hereinabove described:The
Northwesterly terminus of the Northeasterly line of the above
described easement is to be extended Northwesterly,along
a tangent curve concave Southerly and having a radius of
155.00 feet, to a point on the Northeasterly boundary line
of Parcel 1 as described above.ADOPTED

II:This
ordinance shall be published once within fifteen (15)days
after its passage in the Orange City News, a newspaper of general
circulation, published and circulated in the City of Orange,
and shall take effect thirty (30) days from and after the
