Members of the public can access meetings on Spectrum Cable Channel 3 and AT&T U-

SUBJECT: DESIGN REVIEW OF A NEW ONE-STORY COMMERCIAL BUILDING FOR AN
ANIMAL HOSPITAL (DESIGN REVIEW NO. 5105-22)
PROPERTY
LOCATION: 3208 E. CHAPMAN AVENUE, ORANGE, CA (APN: 094-582-26)
REQUEST: Design review of a new one-story commercial building (2,644 sq ft) to be used as an
animal hospital (no overnight boarding) to be constructed on an open paved lot (12,179
sq ft). Other site improvements include 13 off-street parking spaces and a new trash
enclosure at the rear of the property.
ENVIRONMENTAL
INFORMATION: The proposed project is categorically exempt from the provisions of the California
Environmental Quality Act (CEQA) per State CEQA Guidelines 15332 (Class 32 – In-fill
Development Projects) because the project is consistent with the applicable General Plan
polices and zoning regulations, the project site is less than five acres, is surrounded by
urban uses, is not a habitat for endangered, rare, or threatened species, and can be
adequately served by all required utilities and public services.
