LEGAL NOTICE OF DESIGN REVIEW COMMITTEE
PUBLIC MEETING
LOCATION: City Council Chamber, 300 E. Chapman Avenue, Orange.
Members of the public can access meetings on Spectrum Cable Channel 3
and AT&T U-verse Channel 99 and streamed live and on -demand on the
City’s website.
All interested persons may submit comments and may be heard on any
relevant matter relating to the proposed actions by mail, email, voicemail or
in-person, as set forth in the December 6, 2023 Design Review Committee
agenda to be posed on the City’s website at www.cityoforange.org.

SUBJECT: DESIGN REVIEW NO. 5092-22 – INTRACORP RESIDENTIAL PROJECT
PROPERTY 901 E. KATELLA AVENUE (APN 375-461-41)
LOCATION Located at the northeast corner of E. Katella Avenue and N. Cambridge
Street
REQUEST: A proposal to redevelop an existing 2.71-acre commercial site with 49, two
and three-story single family small lot homes, open space recreation areas,
guest parking, and related site improvements.
ENVIRONMENTAL
INFORMATION Initial Study/Mitigated Negative Declaration No. 1882-22 was prepared to
evaluate the potential impacts of the proposed project in accordance with
the provisions of the California Environmental Quality Act (CEQA). Pursuant
to CEQA Guidelines Section 15072, the project site is not listed on the
state’s EnviroStor database for a recognized hazardous waste
environmental condition. Initial Study/Mitigated Negative Declaration No.
1882-22 is based on the finding that, by im plementation of identified Project
Design Features and Mitigation Measures, the project’s potentially
significant environmental effects will be reduced to levels that are less than
significant.
