(or as soon thereafter as the matter may be heard) SUBJECT: DESIGN REVIEW NO. 5087-22, MINOR SITE PLAN REVIEW NO. 1108-22, AND TENTATIVE PARCEL MAP NO. 0006-15 – ACCORNERO RESIDENCES PROPERTY 1746 N. SHAFFER STREET LOCATION ORANGE, CA (APN: 374-371-07) REQUEST: A request to construct two new single-family dwellings on two new lots created from a vacant 23,800 square foot lot. ENVIRONMENTAL INFORMATION The proposed project is categorically exempt from the provisions of the California Environmental Quality Act (CEQA) per State CEQA Guidelines 15303 (Class 3 – New Construction or Conversion of Small Structures) because the project consists of the construction of 2 single-family dwellings in an urbanized area, not involving the significant use of hazardous substances, where all necessary public services are available, and where the area is not environmentally sensitive.
