REQUEST: A request to construct a detached two-story duplex and attached two-car garage
with a common open space area, private patios, and landscaping on a 6,250-
square-foot vacant residential property.

INFORMATION The proposed project is categorically exempt from the provisions of the California
Environmental Quality Act (CEQA) per State CEQA Guidelines Section 15303
(Class 3 – New Construction or Conversion of Small Structures) because the
request consists of the construction of a duplex collectively totaling 2,810-square-
feet.
