RECITALS:After report thereon by the Planning commission
and after due public hearings as required by law, the
city council of the city of Orange has concluded that
the following amendment to Sycamore crossing Planned
Community Text should be
adopted:NOW, THBREPORE, THE CITY COUNCIL OP THE CITY OP
ORANGB DOES ORDAIN AS
POLLOWS:SECTION
I:The Sycamore Crossing Planned community Text,
by recommendation of the City of Orange Planning Commission
to the City council is amended to include modifications
to development standards for property within the city
of Orange, County of Orange, State of California,
hereinafter described as
follows:Lots 9 through 30 inclusive and Lot A of Tract
No.9006, and portions of Lot 10 of the A.B. Chapman
Tract,and the north half and the north 6 feet of the
south half of Lot 9 Block D of the A.B. Chapman
Tract.Said Sycamore Crossing Planned Community Text
is amended in accordance with Exhibit "A", attached hereto
and incorporated
herein.SBCTION
II:A summary of this Ordinance shall be published and
a certified copy of the full text of this Ordinance shall
be posted in the Office of the City Clerk at least five (
5)days prior to the City Council meeting at which
this Ordinance is to be adopted. A summary of this
Ordinance shall also be published once within fifteen (15) days
this Ordinance's passage in a newspaper of general
circulation, published, and circulated in the city of
Orange. The City Clerk shall post in the Office of the City
Clerk a certified copy of the full text of such adopted
ordinance along with the names of those City Council members
voting for and against the Ordinance in accordance with
Government Code section 36933. This Ordinance shall take
effect thirty (30) days from and after the date of its final
passage.
ADOPTED this 11 th day of April , 1995.

SYCAMORE CROSSING PLANNED COMMUNITY DISTRICT
Section 7.1 DEFINITIONS
PARCEL. A parcel as used in this Agreement refers to "exclusive use area" created by
Tentative Tract Map 15053 and that will be purchased by the future homeowners.
Section 7.4.1 RESIDENTIAL REGULATIONS.
The residential development area has been established to provide for single family
housing. The standards of the City's R-1-6 (Residential, Single Family, minimum
lot size 6,000 sq. ft.) shall apply, including the regulations for those uses which
require a Conditional Use Permit, except as
provided below:1. j3UILDING PARCEL AREA. The minimum parcel area shall be 3,100 sq. ft.
for an interior parceland 3,450 sq. ft. for a comer parcel. The minimum lot dimensions
for an interior parcel shall be 45' wide by 69' long and for a comer parcel 50' wide by
69' long.2. ]\IIAXIMUM PARCEL COVERAGE. The maximum parcel coverage shall be
50%. Lot Goverage shall include residential structures, garages, and accessory
structures. Lot coverage shall not include covered, unenclosed patios
and driveways.3. j3UILDING AND STRUCTURAL HEIGHT LIMITATIONS. The
maximum structural height of any building shall not exceed 30', except that when development abuts
any R-1 District, the maximum structural height of any building within 70' of an
R-1 District boundary shall be two
stories and 25'.4. MINIMUM DISTANCE BETWEEN BUILDINGS. The minimum
distance between a residential structure and a property line (including air space
property lines established by a condominium tract map) shall
be as follows:FRONT SETBACK. The minimum front setback. shall be 10',
except where garages face towards the private street, the minimum setback. for the garage
shall be 18'.Veneered architectural projections (that do not include any floor
area or habitable space) located on the front elevations may encroach into the front setback
up to 18 inches. The front setback shall be measured from the inward edge of the
curb, or if there are sidewalks, from the inward edge
of the sidewalk.3. SIDE SETBACK. The minimum side setback shall be 4'.
Fireplaces or other veneered architectural projections (that do not include any floor
area or habitable space) may have a minimum 3' side yard setback, provided the width
of the projection does
not exceed

20'5. !IIIINIMUM SETBACKS AND SITE COVERAGE FOR COVERED
PATIOS.jJNENCLOSED ON AT LEAST 2 SIDES. The following shall apply to the
construction of unenclosed patio structures, whether detached or
attached.i\. SETBACKS. The minimum setback for all portions of the patio (supports
and covering) shall be 5' from the rear property line and match the building's side
yard setback, either 4' or
5'.13. PLACEMENT. Unenclosed patios may be located in rear or side yards,
however unenclosed patios may not be located in the required front yard
setback.SITE COVERAGE. The area covered by unenclosed patios shall not exceed
40%of the required rear yard
area.6. ~;ARAGES. Each residence is required to have a minimum two car garage.
The double garage space shall have a minimum clear space of 20' wide, 19' long, and
7'high. The required double garage space cannot be improved or used for any
utility Elquipment or structure, such as a washer or dryer, a forced air unit for heating or
air conditioning, or a water heater. All garages shall be required to have a roll-
up
garage c1oor.7. !lUILDING ADDITIONS. Building additions are allowed subject to conformance
to the building heights and setbacks noted above, as well as applicable CC &
R's.B:PC DISC:
