97 AN ORDINANCE OF' THE CITY COUNCIL OF
THE CITY OF ORANGE UPHOLDING THE
RECOM-MENDATION OF THE PLANNING COMMISSION
AND APPROVING A REQUEST TO MODIFY THE
PLANNED COMMUNITY DEVELOPMENT STANDARDS
FOR AREAS "D" AND "E" OF THE PARKRIDGE
HILLS PLANNED
COMMUNITY.
RECITALS:After report thereon by the Planning Commission and after due public hearings
as required by law, the City Council of the City of Orange has concluded that the Amendment
to the Planned Community Development Standards should be
approved.NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ORANGE
DOES ORDAIN AS
FOLLOWS:SECTION
1:Development standards for Section (PR) 06.140, Parkridge Hills Planned
Community shall be revised as
follows:A. There shall be a front yard of not less than eighteen (18) feet provided for
two-story structures, and ten (10) feet for single-story structures. Garages shall be set
back a minimum of twenty (20) feet when the garage door faces the street. Single-
story residences having a side-entry garage with a swing-in drive shall have a
30- foot paved back-up area provided between the garage door and the far side of
the driveway. Front yard setback shall be measured from the back edge of the sidewalk and the
sidewalk may be adjacent to the curb.The ten-foot setback is applicable only
to single-story construction in planning units "D" and E," which will not exceed one-third (
69) of the total number of units (209) permitted therein.Within those single-story units, garages
may be converted to bonus rooms so long as (I ) the minimum
parking requirement is otherwise satisfied according to these standards; (2) the existing concrete driveway
is removed to a resulting straight-in access drive for the existing two-car garage; and (
3) the driveway
is limited to a maximum width
of the existing two-car garage (20
SECTION II:
A summary of this Ordinance shall be published and a certified copy of the full text of
this Ordinance shall be posted in the Office of the City Clerk at least five (5) days prior to the
City Council meeting at which this Ordinance is adopted. A summary of this Ordinance shall
also be published once within fifteen (15) days after this Ordinance's passage in a newspaper of
general circulation, published, and circulated in the City of Orange. The City Clerk shall post in
the Office ofthe City Clerk a certified copy of the filll text of such adopted Ordinance along with
the names of those City Council members voting for and against the Ordinance in accordance
with Government Code Section 36933. This Ordinance shall take effect thirty (30) days from
and after the date of its final passage.
