04 AN ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF ORANGE AMENDING TITLE 17 OF THE
ORANGE MUNICIPAL CODE AND APPROVING
THE RECLASSIFICATION OF PROPERTY LOCATED AT
3001 WEST CHAPMAN AVENUE FROM C-l
TO PC-SP.ZONE
CHANGE NO. 1217-
02 APPLICANT: BRE PROPERTIES WHEREAS, the City Council of the City of Orange is
authorized by Government Code Section 65850 to adopt ordinances amending the City'
s zoning laws; and WHEREAS, the City Council has considered Final
Environmental Impact Report No.17] 0-02 (hereinafter, the FEIR) and accompanying documents, in
the approval
of this zone change; and WHEREAS, the City Council held one duly advertised
hearing on January 13, 2004,for the purpose of considering Zone Change No. 1217-02
upon property
located at 3001 West Chapman Avenue.NOW, THEREFORE, THE CITYCOUNCIL
OF THE CITY OF

DOES ORDAIN AS FOLLOWS:SECTION I:Section 17.06.030 of the Orange Municipal Code is
amended in order to change the zoning classification
of the above-described property as follows:From
C-l (limited business) to PC-SP Planned Community-Specific
Plan
for the
property generally situated at 3001 West Chapman Avenue.SECTION II:The proposed zone change described
in Section 1 is related to the public welfare and consistent with
proposed General Plan Amendment: 2002-004. Approval of the proposed zone change is contingent
upon approval of the General Plan Amendment and
SECTION III:
A summary of this Ordinance shall be published and a certified copy of the full text of
this Ordinance shall be posted in the Office of the City Clerk at least five (5) days prior to the
City Council meeting at which this Ordinance is to be adopted. A summary of this Ordinance
shall also be published once within fifteen (15) days after this Ordinance's passage in a
newspaper of general circulation, published, and circulated in the City of Orange. The City
Clerk shall post in the Offjce of the City Clerk a certified copy of the full text of such adopted
Ordinance along with the names of those City Council members voting for and against the
Ordinance in accordance with Government Code Section 36933. This Ordinance shall take
effect thirty (30) days from and after the date of its final passage.
