OF ORANGE UPHOLDING THE RECOMMENDATION OF THE
PLANNING COMMISSION OF THE CITY OF ORANGE AND
APPROVING THE CLASSIFICATION OF PROPERTY SITUA-
TED NORTH OF CHAPMAlI' AVENUE AND WEST OF MCPHERSON
ROAD WITHIN THE FORMER SOUTHERN PACIFIC RAILROAD
RIGHT OF WAY AS C-1 (LIMITED COMMERCIAL) AND
R-3 MULTIPLE
FAMILY RESIDENTIAL).Zone

Dean Evans RECITALS:After due public hearings as required by
law, the City Council of the city of Orange considered a
recommendation of the Planning commission of the City of
Orange recommending, by Resolution No. PC 20-91 that certain
property situated north of Chapman Avenue and west of McPherson
Road (within the former Southern Pacific Railroad right of
way) be reclassified from unzoned to the C-1 and
R-3 districts, and approved said recommendation
after finding and determining the hereinafter described facts. The real property
which is the subject of the reclassification
is more

F" of the Chapman Tract, in the county of Orange,

WHEREAS, at the time and place fixed for said public
hearing, the City Council did duly hold and conduct such hearing
and did give all persons interested therein an opportunity to be
heard and did receive evidence and reports and did consider the
same; and
WHEREAS, at said public hearing applicants voluntarily
stipulated on the record that they will cause a deed restriction
to be recorded on the property described herein which shall
preclude conversion of the property to multiple family
residential use.
NOW, THEREFORE, BB IT RESOLVED by the city Council of the
City of Orange that the recommendation of the Planning Commission
be upheld and that Zone Change 1136-91 reclassifying the
subject property to the C-1 and R-3 Districts be
approved for
the following reasons:1. The proposed zoning classifications
conform to the City'
S General Plan.2. The proposed zoning classifications
would permit the orderly development of the site and will allow
uses that are compatible
with surrounding development.ADOPTED this 27th day
