CITY OF ORANGE REPEALING RESOLUTION NO.
6414 AND RESCINDING APPROVAL OF LOT LINE
ADJUSTMENT NO. LL 85-9 CONCERNING
PARCELS NO. 4 AND 5 OF PARCEL MAP NO.
84-756.WHEREAS, on August 13,

the intersection of Yale Avenue and Brian Street, pUblic streets
within Parcel Map No.84-756;
more particularly described as follows:Parcels 4 and 5 of
Parcel Map no. 84-756, as shown on a map recorded
in Book 193, pages 36 to 39 inclusive
of
Parcel Maps, Records of Orange County.WHEREAS, theaforementionedlotlineadjustmentwasrequestedbytheownerofthesubjectlots, Stephen C. Groat, for the purpose of eliminating the boundary line between
the two lots to allow for a single tenant/
user on the two parcels; and WHEREAS, the owner has notifiedtheCitythattheleasewiththeaforementionedtenant/userhasbeenterminatedandthatareturntothe originaltwoparcelconfigurationwouldenhancehisleasingability, and hasrequestedthattheCityCouncilrepealResolutionNo. 6414 and therelatedlotlineadjustmentwiththeintentionthattheboundariesofParcels4and5ofParcelMapno.84-756 shall be as theyexistedpriorto

RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ORANGE APPROVING LOT LINE ADJUST-MENT
LL 85-9 ADJUSTING A LOT LINE OF CER-
TAIN REAL PROPERTY SITUATED SOUTH OF YALE
AVENUE AT INTERSECTION WITH BRIAN STREET.
OWNERS: TAFT/MAIN ASSOCIATES

WHEREAS, Section 66412(d) of the subdivision Map Act makes
provisions for the Council to approve lot line adjustments by
resolution where the land taken from one parcel is added to an
adjacent parcel and where a greater number of parcels than
originally existed is now thereby created: and
WHEREAS, the City Council has enacted Orange Municipai Code
Sections 16.32.010 et seq., which provide the procedure to be
followed for the approval of said lot line adjustment: and
WHEREAS, the owners have determined that the lot line adjust-
ment is necessary to facilitate development of Parcell: and
WHEREAS, the Subdivision Section of the Department of Public
Works and the Environmental Review Board have reviewed and
recorrunended approval of Lot Line Adjustment No. LL 85-9 and
have made a finding that the real property described as Parcel 1
in Exhibits A and B, copies of Which exhibits are on file in both
the offices of the City Clerk and the Director of Public Works of
the City of Orange, complies with the provisions of the
California Subdivision Map Act and all applicable City of orange
ordinances and regulations, including the requirements for building
sites:
and WHEREAS, the Subdivision Section of the Department of
Public orks and the Environmental Review Board have made the
fOllOWing
findings:1.That the proposal is eligible for processing as
a lot line adjustment pursuant to Section
66412 of the Subdivision Map
Act:That the requirements of the California
Environmental Quality Act have been
met:That the proposal is consistent with the
General Plan:
and

3.4. That the resultant parcels will meet the requirements
of the zoning

NOW, THEREFORE, BE IT RESOLVED that the City Council herebyconcursintheabovefindings.
BE IT FURTHER RESOLVED that the proposed Lot Line AdjustmentNo. LL 85-9, as shown on Exhibits A and B, be approved andthatsaidParc~l 1 upon recordation of this resolution, including Exhibits A and B, and a prior or concurrent recordation of a
deed establishing title in conformity with said parcel be
executed.BE IT FURTHER RESOLVED that this resolution, including Exhibits A and B, shall be recorded in the Office of theOrangeCounty
