A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF ORANGE UPHOLDING THE
RECOMMENDATION OF THE PLANNING
COMMISSION OF THE CITY OF ORANGE
AND APPROVING THE SUBDIVISION OF
PROPERTY SITUATED NORTH OF SERRANO
AVENUE AND EAST OF LOMA STREET.

RECITALS:
After report thereon by the Planning Commission and after due public hearings as
required by law, and after receiving a recommendation from the Planning Commission,
recommending, by Resolution No. PC 11-96 that the subdivision of property situated north
of Serrano Avenue and east of Loma Street be approved, the City Council considered
Revised Tentative Tract 15027 in conjunction with Zone Change 1180-96 and determined
that the recommendation of the Planning Commission should be upheld and Revised
Tentative Tract 15027 be approved. Subject property is more particularly described in Resolution
No. 8717 approving Zone
Change 1180-96.During the public hearing, the City Council found the facts more
particularly set forth in
Resolution No. 8717.NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Orange that Revised Tentative Tract 15027 be approved for
the following reasons:1. A revision to this tentative tract map was reviewed
upon adequate public notification and participation. Approval is partly based upon analysis
contained in an accompanying staff report, and consideration during
the public hearing.2. The request is substantially consistent with prior approvals
for development of the property, and does not affect the residential
density of development.3. The proposal is therefore consistent with the City's General
Plan. Revision of the map does not contradict goals and/or policies listed
in that document.BE IT FURTHER RESOLVED that Revised Tentative
Tract 15027 be approved subject to the following conditions which are additional
to those conditions originally imposed on
L Approval of entry gates will require dimensioned plans, an overall concept plan, and
cross sections, which shall be reviewed and approved to the satisfaction of the City
Engineer.
2. All mechanical gates shall be provided with a key-operated override per City of
Orange Ordinance 9-84, and a manual release in case of electrical failure. Contact
the Fire Prevention Bureau at (714)288-2541 for
a Knox override 3. Condition No. 12 should be revised to read: Access to public
property shall remain available via street "Z" for
future park development.4. Revision to the corresponding development standards will allow a
minimum front yard of 10 feet for single story development, as proposed by the
applicant. However, the number of single story dwellings will not exceed 72 units, or one third
of the total number of dwelling units in planning areas "
