RES-8701 Lot Line Adjustment Approval No. LL-96-11RESOLUTION NO, 8701 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ORANGE APPROVING LOT LINE ADJUSTMENT LL 96-11 ADJUSTING LOT LINES OF CERTAIN REAL PROPERTY SITUATED AT LOTS 2, 3, 4, AND 5 OF TRACT 14051 IN THE CITY OF ORANGE, COUNTY OF ORANGE, STATE OF CALIFORNIA. OWNER:SOUTHERN CALIFORNIA PRESBYTERIAN HOMES, A CALIFORNIA NONPROFIT CORPORATION WHEREAS, Section 66412 (d) of the Subdivision Map Act makes provisions for the Council to approve lot line adjustments by resolution where the land taken from one parcel is added to an adjacent parcel and where a greater number of parcels than originally existed is not thereby created: and WHEREAS, the City Council has enacted Orange Municipal Code Sections 1632.010 et seq., which provide the procedure to be followed for the approval of said lot line adjustment; and WHEREAS, the Subdivision Section of the Department of Public Works and the Envirorunental Review Board have reviewed and recommended approval af Lot Line Adjustment No. LL 96-11 and have made a finding that the real property described as Lots 2, 3, 4, and 5 of Tract 14051 in the City of Orange,County of Orange, State of California, copies of which exhibits are on file in both the offices of the City Clerk and the Director of Public Works of the City of Orange, complies with the provisions of the California Subdivision Map Act and all applicable City of Orange ordinances and regulations, including the requirements for building sites; and WHEREAS, the Subdivision Section af the Department of Public Works and the Envirorunental Review Board have made the following findings:I. That the proposal is eligible for processing as a lot line adjustment pursuant to Section 66412 of the Subdivision Map Act;2. That the requirements of the California Envirorunental Quality Act have been met;Sheet 3. That the prapasal is cansistent with the General Plan; and 4. That the resultant parcels will meet the requirements of the Zoning Code. NOW, THEREFORE, BE IT RESOLVED that the City Council hereby concurs in the above findings; and BE IT FURTHER RESOLVED that the proposed Lot Line Adjustment No. LL 96-11 as shown on Exhibits A and B be approved, and a prior or concurrent recordation of a deed establishing title in conformity with said parcel be executed; and BE IT FURTHER RESOLVED that this recordation, including Exhibits A and B, shall be recorded in the Office of the Orange County recorder.ADOPTED this 8th day of October 1996.
