RES-9645 Lot Line Adjustment Approval LL-2002-02RESOLUTION NO. 9645 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ORANGE APPROYING LOT LINE ADJUSTMENT LL 2002-02 ADJUSTING LOT LINES OF CERTAIN REAL PROPERTY SITUATED AT 7710 PORTICO TERRACE, LOT 66 OF TRACT 16131,2412 HIGHWOOD ROAD, LOT 67 OF TRACT 16131, AND 2418 HIGHWOOD ROAD, LOT 68 OF TRACT 16131, IN THE CITY OF ORANGE,COUNTY OF ORANGE, STATE OF CALIFORNIA.OWNER: Centex Homes, A General Partnership 7555 Irvine Center Drive, Suite 100 Irvine, CA WHEREAS, SectIOn 66412 (d) of the Subdivision Map Act malces provisions for the Council to approve lot line adjustments by resolution where the land talcen from one parcel is added to an adjacent parcel and where a greater number of parcels than originally existed is not thereby created; and WHEREAS, the City Council has enacted Orange Municipal Code Sections 16.32.010 et seq., which provide the procedure to be followed for the approval of said lot line adjustment; and WHEREAS, the Subdivision Section of the Public Works Department and the Staff Review Committee have reviewed and recommended approval of Lot Line Adjustment No. LL 2002-02 and have made a finding that the real property situated at 7710 Portico Terrace, 2412 Highwood Road and 2418 Higbwood Road, described as Parcels I, 2 and 3 in Exhibit A attached hereto and graphically depicted on the map attached hereto as Exhibit B, complies with the provisions of the California Subdivision Map Act and all applicable City of Orange ordinances and regulations, induding the requirements for bui:ding sites; and WHEREAS, the Subdivision Section of the Public Works Department and the Staff Review Committee have made the following findings:I. That the proposal is eligible for processing as a lot line c.djustment pursuant to Section 66412 of the Subdivision Map Act;2. That the requirements of the California Environmental Quality Act have bl: en met;3. That the prOposal is consistent with the General Plan; and 4. That the resultant parcels will meet the requirements of the Zoning Code.Page 5 NOW, THEREFORE, BE IT RESOLVED that the City Council hereby concurs in the above finJings; and BE IT FURTHER RESOLVED that the proposed Lot Line Adjustment No. LL 2002- 02, as shown on Exhibits A and B to this Resolution, be approved, and a deed establishing title in conformity with said parcel be executed; and BE IT FURTHER RESOLVED that the City Clerk is hereby authorized and directed to cause this Resolution to be recorded in the Office of the Orange County Recorder.
