RES-9876 Lot Line Adjustment LL 2004-02 ApprovalRESOLUTION NO. 9876 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF ORANGE APPROVING LOT LINE ADJUSTMENT LL 2004-02 COMBINING TWO PARCELS OF CERTAIN REAL PROPERTY SITUATED AT 326 WEST PALM AVENUE IN THE CITY OF ORANGE, COUNTY OF ORANGE, STATE OF CALIFORNIA.OWNER: CHAPMAN UNIVERSITY,A CALIFORNIA CORPORATION WHEREAS, Section 66412 (d) of the Subdivision Map Act makes provisions for the Council to approve lot line adjustments by resolution where the land taken from one parcel is added to an adjacent parcel and where a greater number of parcels than originally existed is not thereby created; and WHEREAS, the City Council has enacted Orange Municipal Code Sections 16,32,010 et seq., which provide the procedure to be followed for the approval of said lot line adjustment; and WHEREAS, theS...bdivision Section of the Public W01~ks Department and the Staff Review Committee have reviewed and recommended approval of Lot Line Adjustment Ho. LL 2004-02 and have made a finding that the real property situated at 326 West Palm Avenue in the City of Orange, described as Parcels I in Exhibit A attached hereto and graphically depicted on the map attached hereto as Exhibit B, complies with the provisions of the California Subdivision Map Act and all applicable City of Orange ordinances and regulations, including the requirements for building sites; and WHEREAS, the Subdivision Section of the Public Works Department and the Staff Review Committee have made the following findings:I, That the proposal is eligible for processing as a lot line adjustment pursuant to Section 66412 of the Subdivision Map Act;2. That the requirements of the California Environmental Quality Act have been met;3, That the proposal is consistent with the General Plan; and 4. That the resultant parcels will meet the requirements of the Zoning Code,NOW, THEREFORE, BE IT RESOLVED that the City Council hereby concurs in the above BE IT FURTHER RESOLVED that the proposed Lot Line Adjustment No, LL 2004- 02, as shown on Exhibits A and B to this Resolution be approved, and a deed establishing title in conformity with said parcel be executed; and BE IT FURTHER RESOLVED that the City Clerk is hereby authorized and directed to cause this Resolution to be recorded in the Office of the Orange County Recorder.
