I live at the corner of Yellowstone and Mabury Avenue in Orange so I am very concerned with what happens to the
property k nown as Sully Miller. Of course I would prefer to have the property north of the creek be dedicated to
permanent open space but this will depend on the vote in November on the proposal to build homes south of the
creek.
If homes are eventually allowed to be built north of the creek I believe they should all be built below the level of
Mabury Avenue. It is my understanding that the tentative tract map has a pumping station to allow for this to occur.
The development, if it is built, is going to have many ex tremely negative impacts on the community of Mabury Ranc h.
The construction of the homes will destroy the roads in Mabury Ranch because they are not built to handle the
construction traffic and equipment that will be required. The city or the developer must guarantee the replacement of
the roads that will be destroyed. The dirt and dust sent into the air along with the noise will have a horrific impact on
the res idents quality of life.
The development should not be allowed to provide acc ess to Mabury Avenue directly from any homes built on Mabury
Avenue. These home s hould be built fac ing the creek and all access should be made by access roads for the 22
proposed homes. There is already to much traffic and allowing these homes to have drive ways that ac cess Mabury
Avenue would dramatically increase the traffic and jeopardize the safety of the residents on Mabury Avenue.
