HomeMy WebLinkAboutSR - APP-0533-14 - EXHIBIT E SPECIFIC PLAN ERRATA Errata to 6th Screencheck Rio Santiago Specific Plan December 2,2013 Errata to the Rio Santiago 6th Screencheck Specific Plan The applicant agrees to make the following revisions to the Specific Plan document based on the direction by the Design Review Committee on October 2,2013: 1. Language specifying horizontal and vertical movement along building elevations that face East Santiago Canyon Road has been added to section 4.2.5a Plotting and Spatial Considerations 2. YMCA building setback from East Santiago Canyon Road revised to 100' depicted in section 6.5.3 Recreation, Open Space and Other Non-Residential Development Standards. Figure 4.2 Permissible Building Height Location Diagram revised 3. The age qualified independent living building's 3-story component setback along East Santiago Canyon Road revised to 75' depicted in section 6.5.1 Age-Qualified Residential Development Standards-Villas, Independent Living, and Assisted Living/Skilled Nursing. Figure 4.2 Permissible Building Height Location Diagram revised 4. Clarification on 3-story building height-36' height setback at 75'with an allowable additional height of 1' for each additional 1' setback, with a maximum height of 42' depicted in section 6.5.1 Age-Qualified Residential Development Standards-Villas, Independent Living,and Assisted Living/Skilled Nursing 5. Enclave graphic with revised enclave lines has been included into the document as a new exhibit— Figure 4.11 6. New architecture styles(California Contemporary and Early 20th Century Spanish Revival) have been included into the document as new exhibits- Figure 4-9 and Figure 4-10 7. Building material limitations have been removed under section 4.3.2 General Architecture Standards 8. Minimum eave and rake dimensions have been removed under section 4.3.2 General Architectural Standards 9. Text depicting detached garage roof treatment open to allow more options, such a parapet roofs, included under section 4.3.2 General Architectural Standards 10. Language to encourage ganging of plumbing vents included under section 4.3.2 General Architecture Standards 11. Language to encourage driveway pairing when appropriate added under section 4.3.2 General Architectural Standards 12. Development Standards- revised maximum square footages to minimum square footages and adjusted square footages to reflect this requested change under section 6.5.1 Age-Qualified Residential Development Standards-Villas, Independent Living, and Assisted Living/Skilled Nursing 13. Window trim detail be consistent on all elevations-The Specific Plan already had this language under section 4.3.2 General Architecture Standards, subcategory Windows 14. Language included to suggest offsets between windows on adjacent buildings when setbacks are 10' or less under section 4.3.2 General Architectural Standards 15. Language included to reiterate that a Comprehensive Wall and Fence Plan is required for each Planning Area under section 4.4.8 Fences and Walls 16. A 0.7 FAR has been included in the Development Standards for the Single Family residences under Section 6.5.2 Single-Family Residential Development Standards per DRC recommendation 17. Text revised to state minimum lot with is 50'wide with a 55'wide average under section 6.5.2 Single- Family Residential Development Standards 19. Plant Palette revised to show a more natural vegetation palette for Planning Area A under section 4.4.17 Plant Palette 20. A shrub/tree category was added to the Plant Palette for each zone under section 4.4.17 Plant Palette 21. Added the word "linear" before vigorous root system under section 4.4.18 Parking Areas 22. Language included under section 4.4.7 Residential Landscape Criteria to specify slope planting- minimum tree density of 2 trees per one thousand square feet 23. Language included to clarify that the recreation building and age-qualified buildings along East Santiago Canyon Road, and the single-family along East Santiago Canyon Road should be compatible architecture styles under Section 4.3.2 General Architectural Standards 24. Shift buildings back 6'additional feet on street side without sidewalk?This is a suggested revision that the applicant does not accept 25.
